Fire lanes exist so a 40,000-pound fire engine can reach your building in an emergency. Washington fire departments take them seriously — and faded fire lane markings are one of the most common issues flagged in commercial property inspections.
What The Code Generally Requires
Washington jurisdictions adopt the International Fire Code (IFC), which requires designated fire apparatus access roads to be marked and kept clear. In practice, local fire marshals typically expect:
- Red curbs or red border striping along the designated fire lane
- "FIRE LANE — NO PARKING" lettering stenciled at regular intervals, usually in white on the red curb or on the pavement
- Minimum clear widths (commonly 20 feet for access roads) kept free of parking and obstructions
- Signage where required by the local jurisdiction

Who Needs Fire Lanes?
Most commercial properties, shopping centers, apartment and condo communities, schools, churches and warehouses have designated fire lanes — usually established when the property was permitted. Your responsibility as an owner is to keep them visibly marked and enforceable.

Red pigment fades faster than any other traffic color in our rain and UV. A fire lane that was bright red three years ago is often pink and unenforceable today — drivers park in it, tow trucks won't touch it, and inspectors flag it. Plan on repainting fire lanes every 1-2 years.
