Sealcoating vs. Repaving: Which Do You Need?

When a parking lot starts looking rough, owners often assume the worst — "we need new asphalt." Usually, you don't. Here's how to tell what your pavement actually needs.

The Pavement Life Cycle

Asphalt doesn't fail all at once; it moves through stages, and each stage has a right-sized fix:

  • Gray & faded, small surface cracks → crack seal + sealcoat. Cheapest stage to act — this is maintenance, not repair.
  • Widening cracks, first potholes → crack seal, patch repairs, then sealcoat. Still far cheaper than paving.
  • Alligator cracking in areas, multiple potholes → targeted dig-out repairs plus maintenance on the rest.
  • Widespread base failure, standing water, crumbling → overlay or reconstruction. This is the expensive stage everyone wants to avoid.

The Economics

Rough relative costs: sealcoating a lot costs pennies per square foot; an asphalt overlay costs many times that; full reconstruction costs even more. Put differently — a decade of regular sealcoating usually costs less than a single repave. Owners who maintain on a 2-3 year cycle can push repaving decades into the future.

The Northwest Factor

Water is what kills asphalt, and Western Washington has plenty. Every unsealed crack lets rain into the base layer; freeze-thaw cycles then break the pavement from underneath. That's why crack sealing — the least glamorous line on any quote — is the highest-return maintenance money you can spend here.
